Advertising & Marketing

Showings

Nearly every renter begins their search online. It is essential to use the right tools and websites ensuring as many potential tenants as possible. My online experience stretches back two decades with an entire decade specifically working with online rental listings.
​
Since performing my first rental unit showing in 2004, I have learned how to maximize the possibility of a good tenant/landlord relationship. As the initial introduction to their future home, showings are one of the most important facets in the renting process for any savvy tenant.

Contractor Coordination

Happy tenants are long term tenants. One of the best ways to ensure happy tenants is with prompt and proper maintenance. I know dozens of contractors for all types of projects. I'll take care of everything from receiving multiple estimates to analyzing the finished product.

Tenant Screening

Properly vetting someone before they live in your home is a primary concern for all homeowners. While you can never accurately predict how good a tenant will be, due diligence and a meticulous application review can dramatically improve the chances of a trouble-free tenancy.

Accounting

Maintaining security deposits, tracking rent payments, collecting overdue rent, serving notices, and all the other paperwork involved with renting a property will be taken care of. You can receive electronic or paper statements for income, fines & fees, credits, expenses, and more upon request. Per request fees may apply.

24-Hour Availability

While this goes hand-in-hand with maintenance services, it offers extra peace of mind to know someone is available at all times in case there is an emergency with your property. A burst pipe in the middle of the night can be repaired and cleaned up by the time you wake up having not lost a wink of sleep.

Inspections

It is important to keep a log of the condition at move-in and move-out for each tenant in case there is ever a dispute over security deposit monies. I'll also conduct annual or semi-annual inspections of the property at the owner's request to make sure appliances are working, tenants aren't trashing the place, etc.

On-Site Services

There are many important on-site services offered: Before and after tenancy inspections to carefully document the property condition. Photographing. Showings. Contractor meetings. Locked-out tenants. These and more will all be taken care of when receiving full service property management services.

Photography

To supplement the regular inspections and move-in / move-out walkthroughs, I always take lots of photographs of the property, pre-existing issues, and new issues that are found during or at the end of tenancy.  Detailed photos can be priceless in the event you have to defend yourself against the tenant.

Evictions

In the unfortunate event that a tenant needs to be evicted, I will submit all eviction paperwork, post all eviction notices, and appear in all court proceedings on your behalf. While the related actions and paperwork are covered in the property management fees, lawyer fees and eviction costs are NOT included.

​I believe in building strong business relationships by providing excellent service. I pride myself on being available to tenants and landlords alike. If I am not immediately available, I am quick to respond to any line of communication, be it text, call, or email. Happy tenants make good, longer term tenants. I encourage landlords to treat their tenants with courtesy and their tenants' concerns with attention. After all, nothing is better for a landlord than to collect rent with no break for advertising, vetting and signing because their tenant stays year after year.

Q: Who actually manages my property and deals with my tenants?
A:
Me. Exclusively. I'm the primary contact for landlords and tenants. I pride myself on building lasting personal relationships with all my clients and find tenants respond better to a personal touch than to a corporate number with a new person answering the phone every time they call. If there will ever be someone else handling any management aspects of your property, I'll be sure to let you know ahead of time.
