Tenant ScreeningProperly vetting someone before they live in your home is a primary concern for all homeowners. While you can never accurately predict how good a tenant will be, due diligence and a meticulous application review can dramatically improve the chances of a trouble-free tenancy.

AccountingMaintaining security deposits, tracking rent payments, collecting overdue rent, serving notices, and all the other paperwork involved with renting a property will be taken care of. You can receive electronic or paper statements for income, fines & fees, credits, expenses, and more upon request. Per request fees may apply.

24-Hour AvailabilityWhile this goes hand-in-hand with maintenance services, it offers extra peace of mind to know someone is available at all times in case there is an emergency with your property. A burst pipe in the middle of the night can be repaired and cleaned up all while you don't lose a wink of sleep.

InspectionsIt is important to keep a log of the condition at move-in and move-out for each tenant in case there is ever a dispute over security deposit monies. I'll also conduct semi-annual inspections of the property at the owner's request to make sure appliances are working, tenants aren't trashing the place, etc.

On-Site ServicesThere are many important on-site services offered: Before and after tenancy inspections to carefully document the property condition. Photo/Video. Showings. Contractor coordination and meetings. Locked-out tenants. These and more will all be taken care of when you request full service property management.

PhotographyTo supplement the regular inspections and move-in / move-out walkthroughs, I always take lots of photographs of the property, pre-existing issues, and new issues that are found during or at the end of tenancy. Detailed photos and video can be priceless in the event you have to defend yourself against the tenant.

EvictionsIn the unfortunate event that a tenant needs to be evicted, I will submit all eviction paperwork, post all eviction notices, and appear in court proceedings on your behalf. While the related actions and paperwork are covered in the property management fees, lawyer fees and eviction costs are NOT included.
