To be considered for a lease, all financially responsible applicants MUST:
Meet Income Requirements: Total household net income must be at least 3x the monthly rent. (Example: A $1,000/mo rental requires a $3,000/mo net take-home pay). We accept combined income from all tenants and consider sources such as housing stipends and alimony.
Provide History: 2+ years of verifiable rental history or mortgage payments and 2+ personal references.
Employment Stability: 2+ years of verifiable employment (preferably within the same company or career path) or a formal Letter of Intent for future employment.
Consent to Screening: Be willing to submit to a comprehensive background and credit check.
An application may be denied if any financially responsible applicant has:
Credit Score: A score below 650. (Scores above 700 are highly preferred).
Evictions: Any eviction filing or judgment within the last two (2) years.
Legal Issues: Any active warrants.
Animals: Animals are not permitted unless the specific listing denotes otherwise. Properly documented Service and Assistance Animals are always exempt from pet policies.
