All applicants (18+) MUST*:
Have at least 3x the rent as income. For example, $1000/mo rental tenants must net at least $3000/mo income. Sources of income may include housing stipends, alimony, etc.
Be willing to submit background and credit checks.
Have 2+ personal references.
Have 2+ years of verifiable employment, preferably with the same company or career, and/or a letter of intent for future employment.
Have verifiable rental history or mortgage payments, preferably 2+ years worth.
All applicants (18+) MUST NOT*:
Have a credit score below 650. Above 700 is highly preferable.
Have an eviction within the last two (2) years.
Have active warrants.
Have animals, unless the listing denotes pets are acceptable.
*There may be different qualifications depending on the owner, property, and/or lease. If you have any questions regarding qualifications for the rental you're looking at, I highly recommend contacting me before paying nonrefundable application fee(s) to be sure you understand the specific requirements at the property you're applying for.
Applications are processed by a third party independent contractor.
Once all applications are submitted and application fees are paid, you should receive a response within 1-3 business days. If you have any questions during the process, don't hesitate to reach out.
