The Application Process

  3. Review the PA Consumer Notice.
  4. All adults (18+) must apply from the listing page. Third party applications (e.g., Zillow) are NOT accepted.

​The following are general minimum qualifications. Not all rentals will have the same criteria. Contact me before applying. APPLICATION FEES ARE NON REFUNDABLE.

To be considered for a lease, all financially responsible applicants MUST:
  • Meet Income Requirements: Total household net income must be at least 3x the monthly rent. (Example: A $1,000/mo rental requires a $3,000/mo net take-home pay). We accept combined income from all tenants and consider sources such as housing stipends and alimony.
  • Provide History: 2+ years of verifiable rental history or mortgage payments and 2+ personal references.
  • Employment Stability: 2+ years of verifiable employment (preferably within the same company or career path) or a formal Letter of Intent for future employment.
  • Consent to Screening: Be willing to submit to a comprehensive background and credit check.

An application may be denied if any financially responsible applicant has:
  • Credit Score: A score below 650. (Scores above 700 are highly preferred).
  • Evictions: Any eviction filing or judgment within the last two (2) years.
  • Legal Issues: Any active warrants.
  • Animals: Animals are not permitted unless the specific listing denotes otherwise. Properly documented Service and Assistance Animals are always exempt from pet policies.
